Rental Process

To qualify, a household's gross monthly income must be at least 2.5x the monthly rent. If a household utilizes a housing choice voucher, the gross monthly income must be at least 3x their portion of rent. When screening applicants we utilize a proprietary scoring system that will take into account a number of factors such as credit score, debt-to-income ratio, housing debts, and more. The screening score will determine the outcome.

$125.00 per application

Application times may vary on a number of factors. Criminal background screening and verifications can typically delay approval time; however, we average 1-3 days to make a decision.

You will be able to upload all information through the applicant portal. It's recommended to submit at least 1-month's worth of pay stubs, 3-months of bank statements, SSI/SSDI documents, and/or any other documents that will provide us with proof of income.

Our online pricing will quote our Zero Deposit Waiver when an apartment is selected. This amenity is valued at $25.00/month and waives all upfront deposits. It is important to note that this fee is NOT a security deposit and is NOT refundable

Rent and Fees

No utilities are included. You will be required to establish your own electricity account. Water, trash, and sewage will be billed through the Resident Portal.

Rent is do the first of each month. There is a 3-day grace period.

Select apartment homes come with covered assigned parking. Otherwise, open parking is available.

Maintenance

Please submit maintenance requests online through the resident portal. Please call the office at 972.291.4209 if you have an emergency service request. Follow the prompts provided if calling after hours.
